Budgeting
We prepare preliminary and schematic budgeting to ensure that the project design is within the budget available for construction.
Scheduling
We provide a preliminary project schedule that outlines each phase of the work and continually update the schedule as the project proceeds from preliminary design and budgeting through construction.
Value Engineering
We assist the architect in fine-tuning the scope of the project to stay within budget.

Project Management
Offering one point of contact throughout, our project managers assume the overall coordination of the client’s project from bidding and the early on preconstruction phase to the project closeout and warranties. Project managers are trained to anticipate necessary permitting and get them started as early as possible, taking note of the timelines and critical paths. Our clients love our one point of contact approach.

Integrated Project Delivery (IPD)
At Barker Contracting, we work with our clients at the highest level, always keeping our employee derived values of integrity, excellence and relationships in mind. We offer IPD that collaboratively involves key participants as early in the project timeline as possible, while also understanding that not every project can be delivered in this fashion. What we like about IPD is the early addressing of costs, anticipating and remedying possible delays and beginning construction before completion of design.

Subcontractors
We focus on relationships, so it’s no surprise that our subcontractors enjoy working with us. They know what we value – integrity, excellence and relationships, and we know what’s important to them – clear direction, reasonable schedules and timely payment. New partners are vetted thoroughly. We check their licensing status, financial statements, project specific experience, availability, references and, of course, pricing.

Construction Manager at Risk (CMAR)
With the CMAR delivery method, the owner first hires the architect and moves forward with design up to 30 to 60 percent completion. The owner then hires the construction manager who serves as a consultant helping with value engineering, cost estimate and constructability reviews. CMAR also allows for the construction schedule to be accelerated by allowing early phases to start prior to final design. CMAR also requires the contractor to provide a guaranteed maximum price between the 60 to 90 percent design phase.

Design Build
The Design-Build project delivery method is one of the most popular ways to manage a project. This is because the owner only has a single contract with the builder to provide both design and construction services. In other project delivery systems, there are separate contracts for design and construction.
